Our Berkshire County Real Estate Market Watch for the first quarter of the year is out, and the news is good, with strong residential markets in towns like Pittsfield.
First quarter sales showed positive market momentum in both sales volume and number of properties sold compared to first quarter last year. Breaking it down by property type, the first quarter of 2017 saw an increase in the number of sales in nearly every category.
Residential Market Highlights
A total of 232 residential properties sold in Berkshire County in the first quarter of 2017 with a total sales volume of $54 million.

In South County, the market is strongest for sales up to $400K with an additional strong showing for homes priced between $500K and $750K. In Central Berkshire, the bulk of sales are in the price band ending at $250K with homes often selling in under 30 days. In North Berkshire County, the most robust market segment is for homes under $150K.
Overall, though, despite a smaller inventory of homes for sale the number of homes on the market continues to outpace the number of sales. This is particularly true in the upper price ranges in each area of the county.
Condo Market Highlights
Overall in Berkshire County, condo sales rose for the first quarter. There was a slowdown in North County condo sales, but sales in Central and Southern Berkshire showed significant improvement.
